Regulatory information

County and Coast Lettings Limited is a lettings business registered in England and Wales. The memberships and registrations below are those in place at 9 October 2026.

Redress scheme

We are a member of the Property Redress Scheme, membership number PRS060515, and follow its code of practice. Our Complaints Handling Procedure explains how to raise a complaint with us and when you can refer it to the scheme.

Tenancy deposits

Tenancy deposits are protected with The Deposit Protection Service (custodial scheme). The deposit certificate and prescribed information are given to the tenant within 30 days of the deposit being received.

Data protection

We are registered with the Information Commissioner's Office, registration number ZC235323. Our Tenant Privacy Notice explains what information we collect and how we use it.

Client money protection

County and Coast Lettings Limited is not currently a member of a client money protection scheme. We do not hold client money until that membership is in place; under our guaranteed rent arrangement the rent we pay you is our own money, not money held on your behalf.

Fees and permitted payments

Landlords: guaranteed rent. No letting or management fees are payable to us: we lease your property at an agreed guaranteed rent, paid monthly whether or not the property is occupied.

Landlords: managed service. For full management of your property (letting, rent collection, maintenance, compliance and tenant care):

  • management fee: 15% of the rent, per property;
  • set-up fee: £500 per property, payable once when the property joins the managed service.

Tenants and applicants. We only ask for payments permitted by the Tenant Fees Act 2019, as amended by the Renters' Rights Act 2025:

  • rent, payable once the tenancy agreement is signed, with no more than one month's rent payable before the tenancy starts;
  • a tenancy deposit of one month's rent per tenancy, protected with The Deposit Protection Service;
  • a holding deposit of one week's rent per tenancy, to reserve the property while referencing is completed;
  • £50 for each change to the tenancy that you ask for, such as adding or replacing a tenant;
  • if you ask to leave without giving the notice your tenancy requires, a payment of no more than the rent the landlord would have received had full notice been given;
  • interest on rent that is more than 14 days late, at no more than 3% a year above the Bank of England base rate, on the overdue amount only;
  • the reasonable cost of replacing a lost key or security device, with written evidence of the cost; and
  • bills you have agreed to pay in your tenancy agreement (utilities, council tax, communication services, TV licence).

We do not charge tenants or applicants for viewings, references, inventories, administration or renewals.

County and Coast Lettings Limited is not registered for VAT, so no VAT is added to any fee or payment shown here.
